Renovated reception room in Walthamstow with dark walls, white joinery and a stained board floor

Builders in Walthamstow

Brick By Brick are builders working across Walthamstow and the wider E17. Almost everything we do here is on a Victorian terrace: side-return extensions, loft conversions, full renovations and brickwork.

The E17 terrace

Walthamstow is unusually consistent. Long rows of late Victorian and Edwardian terraces run off Hoe Street, Forest Road and Lea Bridge Road, with the Warner-built maisonettes making up a good part of the rest. The houses are narrow, deep, and nearly all have a side return doing nothing useful.

That shapes the work. Space is won sideways and upwards rather than outwards into a garden that is already short.

Side-return and rear extensions

The standard E17 job is filling in the side return, often combined with a rear extension, to turn a cramped galley kitchen and a separate dining room into one wide space across the back of the house. It is the single biggest change you can make to a terrace.

The things that decide whether it works: where the roof lights go, how far back you build before the garden suffers, and keeping a sensible route from the front door through to the new space. Access is the other factor — on a mid-terrace everything comes through the house, which affects both the programme and the price. We will be straight about that at the quote rather than discovering it in week one. See our extensions page.

Loft conversions

Walthamstow has had more loft conversions than almost anywhere we work, and there is still plenty of roof left. A rear dormer giving a double bedroom and shower room is the usual answer on an E17 terrace. Head height is the first thing to check, and on some of the smaller terraces it is genuinely tight. We measure before we promise. See loft conversions.

Brickwork and brick slips

Victorian brickwork needs attention eventually: repointing, replacing spalled bricks, rebuilding a bay or a parapet. Done badly, with the wrong mortar or the wrong brick, it damages the wall and looks worse than leaving it. We match brick and mortar properly, and use lime where the original construction calls for it rather than cement everywhere.

We also fit brick slips, which are often the right answer where a new extension needs to read as brick but the structure will not take a full skin.

Renovations

Terraces bought to do up are a steady part of our E17 work: rewire, replumb, new kitchen and bathrooms, floors and joinery, usually alongside the extension and loft so the house is finished in one programme. See renovations.

Planning in Waltham Forest

Walthamstow is in the London Borough of Waltham Forest. Many side-return and rear extensions proceed under permitted development, subject to depth, height and boundary distance, but Walthamstow Village and several surrounding streets are conservation areas where those rights are reduced.

Warner maisonettes bring a separate question, because what you own and what is shared is not always obvious from the deeds. Worth establishing before design work starts. We handle building control and structural calculations as part of the job.

Neighbours and party walls

On a terrace, work almost always engages the Party Wall Act. It is not a problem, but it needs doing properly and early — serving notice late is one of the most common reasons an E17 job slips. We will tell you when it applies and what the timescales are.
