What a full renovation involves
Most of the houses we renovate are Victorian or inter-war, and most of them have been altered at least once already. The work usually starts by taking things back far enough to see what you actually have: old wiring, lead or iron pipework, previous extensions built without much thought, and the occasional lintel doing nothing useful.
A typical programme runs strip-out, structural work, first fix electrics and plumbing, plastering, second fix, then kitchen, bathrooms, flooring, joinery and decoration. Where an extension or loft conversion is part of the job, we build that alongside rather than afterwards, because doing it in one go is nearly always cheaper and far less disruptive than living through two separate projects.
The parts people underestimate
Three things catch homeowners out on a renovation. The first is that older houses hide problems until the plaster comes off, so a sensible contingency matters more here than on a new build. The second is services: a full rewire and replumb is invisible when finished but is a large part of the cost. The third is sequencing, because a kitchen that arrives two weeks late holds up flooring, which holds up decorating.
We will be honest about all three at quote stage rather than discovering them with you later.
Living in the house while we work
Many clients stay put through a renovation. Where that is the plan we programme around it: keeping a working kitchen and bathroom as long as possible, sheeting and cleaning properly as we go rather than at the end, and telling you in advance which weeks are genuinely difficult.
Where we renovate
We work across east London and west Essex. See what we do in Walthamstow, Chingford, Loughton, Woodford and Epping, or get in touch for a free visit and a written quote.
